Most REALTORS® will tell you, and stats also show, that paying a 6% commission for selling your home is a justified expense and that the Seller's Net amount from the sale will be higher than selling For Sale By Owner.  I agree with this philosophy and it is my first recommendation. However, this strategy works because the MLS markets your house to the largest number of buyers and REALTORS® rely on the MLS to market your home.
 
But, what if a 6% commission created a Short Sale situation or your house was well priced and had high visibility? What if you could market your home directly to home buyers AND reach enough buyers to create demand for your property without putting your house in the MLS? Most REALTORS® will shy away from this selling strategy because they simply don't know how to market a house outside of the MLS.
